House Rules

  • 1. You may check-in any time after 3PM local time and must check-out by 10AM local time. Early check ins and late check outs are available upon request and subject to availability.

    2. To request an early check in or late check out, please email us at book@furnishedproperties.com.au or call 1300 663 800. We will do our best to accommodate your request however this is subject to availability. Extra fees may apply.

    3. If you overstay past your check out time, we reserve the right to enter the property, remove any belongings and take further action as necessary and appropriate. You will be liable for any associated costs and additional fees incurred from damages, relating to our loss of a subsequent guest reservation or booking alternative accommodations for any part of the time you overstayed.

    4. Departing after the designated time of 10:00 AM incurs a $150 fee. This fee not only covers the additional resources required to accommodate late departures but also helps us maintain our commitment to punctuality and respect for all guests.

    5. In connection with your stay, you should receive an email from us containing check-out instructions. Please follow those instructions and call us at the phone number provided with any questions.

    6. Please clean the kitchen after using it and empty the trash at the end of your stay. Non-compliance will result in an additional cleaning fee.

    7. Please double-check that you have switched off all the lights or other electrical devices (including the air conditioning, oven, stove top) before you go out.

  • 1. No smoking. There is a strict no smoking policy (including on balconies or terraces). Breaking this rule will incur a $300 fine plus the cost to clean and deodorise the property.

    2. No parties or events are allowed.

    3. No unregistered guests are allowed. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules

    4. No pets unless specified otherwise. Guests will be responsible for cleaning up after their pet.

    5. We welcome children of all ages to our property. Please take into consideration steps and balconies in the safety of your children before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of the parents and/or guardians. Supervision of children around stairs, balconies, roads, driveways and all areas of the property and surrounds are the sole responsibility of accompanying parents/guardians and Furnished properties accepts no responsibility.

    6. Please minimise noise between 10PM to 7 AM to ensure our neighbours can enjoy a night of undisturbed sleep. The majority of our neighbours live here full time. If any neighbours report excessive noise, your stay could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the full reservation amount.

    7. We understand that accidents do happen and kindly request that you report any accidental breakages or damages in writing before checking out. In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.

    8. We provide an initial supply of consumable household supplies and toiletries.

    9. We also provide linens and kitchenware for your use during your stay. Any such items that are removed from the property will be charged to you in accordance with the Furnished Properties Terms.

    10. Please refrain from rearranging the furniture and take care when using amenities. You will have to pay for damages that exceed the security deposit.

    11. Please park your vehicle in the designated space. You must comply with all provided instructions, all publicly posted parking signs and policies, and any other applicable parking laws. Furnished Properties is not responsible for your or your guests’ non-compliance with such instructions, signs, policies, or laws.

    12. Safety and Security. You are responsible for your and your guests’ safety and security. Please read, listen to, and comply with any fire, health, or safety rules and regulations which are provided to you, let us know of any condition in, on, or around the property that you believe may be a fire, health, or safety risk to you or your guests, report to us any inappropriate conduct or behaviour you or your guests observe in or near the property (e.g., potential loiterers or squatters), and lock all windows and doors before you leave the property. If you are experiencing a medical or other emergency, or believe you are a victim of or witness to a crime, please contact the nearest hospital and/or local police.

    13. Failure to follow any of these house rules is a breach of the terms and conditions of your reservation. If anything in our House Rules is unclear, please contact us. We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.

    14. If guests lose keys or lock keys inside the property and require access, a security call-out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or in secure complexes, re-keying is required, costs will be calculated accordingly and charged to the guest.

    15. The following is strictly prohibited:
    a) Illegal substances or activity
    b) Pornography production or prostitution
    c) Dangerous or hazardous items
    d) Firearms and other weapons
    e) Placing of obstructions, signage, garbage, food, or personal items unattended outside the property
    f) Commercial photography, film, or videography
    g) Using the property for any purpose other than for personal accommodation.

  • At Furnished Properties, we strive to make the payment and reservation process convenient and secure for our guests. Please review the following information regarding payment methods, fees, and reservation requirements:

    Currency and Pricing: All prices in our brochure or website are quoted in Australian Dollars.

    Payment Options: We offer multiple payment options to accommodate our guests. You can make payment by:

    • Credit Card Payment (Credit card surcharge: 1.5% visa/ Mastercard, 2.5% Amex It applies to all reservation charge. No cc surcharge on security deposit charge.)

    • Bank Transfer

    To ensure a smooth booking process, please note that prepayment is required to secure your reservation.


    Fees and Charges:
    Guests agree to pay the rental prices for the duration of the Reservation Contract and any additional charges for requested services. Any outstanding balances will be charged to the credit card on file without prior notice unless alternative arrangements have been made.

    • If booking is less than 2 months: 100% of payment is required at the time of booking.

    • If booking is 2 months +:

      • Monthly invoice (28 nights) will be set up.

      • The full payment of each stay is required 14 days prior.

      • Security deposit is required at the time of booking. It is refundable upon the post check-out inspection. It usually takes up to 7 business days to the refund process.

    Security Deposit:

    For short stays of less than 2 months, security deposit payment is required 14 days prior to check in date. For long stay over 2 months, security deposit is required upon booking confirmation.

    Security deposit for short stays less than 2 months:
    - $500 (1 and 2 bedroom) , or
    - $1000 (3 bedroom+ & Kahlo Bondi)

    Security deposit for stays longer from 2 months requires 2-4 weeks rent. This is subject to vary, depending on the length of stay.

    A Security Deposit will be held throughout the stay. It will be returned to the guest between 7 to 10 business days after departure, provided no damages or outstanding charges are incurred.

  • Acceptance of changes in check-in dates are subject to availability and remain at the sole discretion of Furnished Properties and may be viewed as a cancellation. 

    Early check-out dates require a thirty 30 days notice or will be subject to a cancellation fee. 

    For early termination of a reservation, rates will be adjusted based on the length of stay, and Guest(s) will be responsible for paying the difference between the rates, if applicable. Furnished Properties guarantees location and rental apartment types only.

    Please note that reservations can be extended with 30 nights notice and are always subject to availability and rate variances. Extensions not given within 30 days notice are subject to availability and will be incurred a $150 administrative fee.

    Each property and building might have policies that supersede the above. 

  • Furnished Properties must be notified in a written form for any reservation cancellation.

    If booking is less than 4 weeks:

    • Full refund for cancellations made within 48 hours of booking

    • 50% refund for cancellations made at least 14 days prior to check-in date.

    • No refunds for cancellations made in 14 days prior to check-in date.

    If booking is between 28 nights and 2 months:

    • Full refund if cancelled within 48 hours of booking and at least 28 days before check-in. After that, deposit is non-refundable.

    • If cancel or shorten the booking after check in, full cancellation is applied.

    If booking is more 2 months:

    • Full refund if cancelled within 48 hours of booking and at least 28 days before check-in. After that, deposit is non-refundable. If cancel or shorten the booking after check in, 3 weeks notice is required.

  • At Furnished Properties, we offer cleaning services upon request at additional fee and give at least 2 days notice. We are unable to arrange same day clean.


    Guests are responsible for maintaining the cleanliness and condition of the rental property during their stay. Upon departure, guests are expected to leave the property in the same clean condition upon arrival, or additional cleaning costs may apply. Any damages caused by guests will incur a charge for repairs. For more information or to request cleaning services, please contact our Reservations team.

  • While Furnished Properties will strive to maintain accuracy and verify details, 

    Furnished Properties cannot be held liable for any errors or omissions that may arise. Furnished Properties also reserves the right to modify information published on the site, including rates, descriptions, and photographs of our rental apartments. Furnished Properties offers no warranty or representation about the fitness or suitability of any product or service advertised on its website.

    Furnished Properties reserves the right to update any terms and conditions as may be required by the company’s business policies. Emphasis is placed on all parties using the site to undertake adequate measures to ensure they have thoroughly read the terms and conditions. 

    By agreeing to use this site, it is implied that any such third party accepts any such changes and that any such third party agrees to comply with any such changes. These terms do not affect consumer statutory rights.
